A booking fee/deposit of 25% of the total tariff for the rental period is required to secure the booking.
Payment of the deposit constitutes acceptance of these Terms and Conditions.
The balance of the tariff and a security bond see below is payable no later than 7 days prior to occupancy. If the balance of the rental amount is not received – in full – at least 7 days prior to occupancy, the owner has the right to cancel the booking.
- Lonsdale Retreat – Full Property $750
- Heritage House Only $500
- Ruby Cottage Only $400
- Jade Cottage Only $250
The bond will be refunded in full, provided the above conditions have been met. The bond is designed to cover any additional costs incurred by the owner including, but not limited to, any breakage, damage, theft or loss or excess cleaning requirements, extra guests beyond those declared, etc.
Booking Fee’s will be returned if cancellation occurs more than 21 days before check-in date. A $50 cancellation fee will apply.
If cancellation is caused by the tenant less than 21 days , the deposit and any other money paid is not refundable unless the property is re-let for the entire period or the owners consider, at their absolute discretion, that the reason(s) for the cancellation warrant a refund. If the property is able to be re-let a full refund will be made, less a $50 cancellation fee.
NO CANCELLATIONS WILL BE ACCEPTED OVER PEAK PERIODS. FULL AMOUNT IS REQUIRED OF YOUR STAY OVER PEAK PERIODS 21 DAYS PRIOR TO YOUR ARRIVAL.
Acknowledgement and Compliance
The owners will make every effort to ensure the property is available as booked. However, the owners reserve the right to make alterations to bookings necessitated by matters beyond their control and/or unforeseen circumstances.
While we appreciate that most people will respect our property, to maintain a good standard of accommodation for our guests and in recognition that there may be occasional instances of abuse, we require your acknowledgement and compliance with the following conditions of use.
The tariff charged is for domestic use only. Use contrary to this may result in loss of your bond and/or additional payments.
Cleaning is the responsibility of the Guest. All Rental premises must be left clean and tidy state. Rented premises is expected to be vacated in the same condition as it was received. Failure to do so will entitle the owner to claim from the Security Bond for any costs incurred in returning the Rental Premises to a satisfactory condition for future rental bookings. All rubbish must be removed and the refrigerator and dishwasher emptied of all contents.
The number of guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email.
Large parties and/or functions are strictly prohibited, because the tariff does not allow for the extra costs associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc.
No Stiletto heeled shoes to be worn on Baltic pine floors.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
Departure – The property should be left in a similar state to its condition on arrival.
Check in – You may check in after 2.30 p.m. the day of your arrival.
Check out – Check out will be 10.00 am.
Bed linen and towels are supplied
No pets are allowed unless by prior arrangement with the owner. If consent granted, a pet fee applies
No Smoking permitted inside
Loss – The owners take no responsibility for the tenant’s personal property.
Variations to these conditions may only be made by agreement with the owner, in writing.

As the COVID landscape is continually changing across the country, we would like to advise our guests that we continue to adhere to strict COVID safe protocols.
In addition to our already stringent hygiene practices, each area and our equipment is thoroughly cleaned before and after each stay. All living spaces are sanitised between uses.
To continue to protect our community, we ask that you please follow all of the requirements in place to keep our practice safe:

- Please wear a mask inside our practice.
- Use the displayed QR codes to check in.
